Residential Real Estate
A significant portion of our firm's focus involves representation of purchasers and sellers, of homes, condominium units, and cooperative apartments, as well as refinancing their mortgages. When handling a residential transaction, depending on whether we are representing a purchaser or seller, our services include the following:

• Preparing the contract of sale.
• Negotiating the terms of the contract with the attorney representing the other side of the transaction.
• Working with and assisting your real estate broker and/or mortgage broker to achieve their goals.
• Ordering and obtaining a title report or lien search.
• Reviewing the title report or lien search and attending to the removal of the exceptions to title.
• Contacting the payoff bank to obtain a payoff letter and arrange for documents to be delivered to the closing.
• Arranging the closing date and notifying various parties to be present.
• Preparation of NYC and NYS transfer tax returns and the accompanying affidavits and documentation. After the closing, we will see that all tax returns as properly filed and the taxes paid.
• Providing the purchaser or seller with a detailed list of exactly what items to bring to the closing, including how all "pre-cut" checks should be prepared.
• We will attend the closing with you and explain all documents, payments and adjustment calculations.
• After the closing we will prepare and deliver to you a bound copy of all documents with a comprehensive closing statement detailing how the funds paid or received were disbursed.
• Throughout the transaction, our attorneys and staff will provide continuous guidance. Any questions will be dealt with in a timely manner.
